The Cornaredo area in detail

Mixed development area:
A prime advantage of our scheme is the creation of a large, continuous area of flat land free of infrastructuraI obstacles. This allows for a very flexible planning approach: A primary road network is provided, consisting of three tree-lined avenues securing the primary pedestrian connections from hill to river, and one cross-connection running parallel to the river. The construction of the infrastructure within the resulting large lots can either be left over to the investors or realized at a later stage by the municipality.
Only the strictly necessary minimum of planning restrictions is applied to the mixed development area: The floor-area ratio is limited by a building mass index (Baumassenziffer), which is roughly equal to the 6+-storey residential area in the town center. Buildings higher than 25 m are allowed if they are of significant quality and do not overshadow adjacent lots. Noisy industries are only allowed on the lots directly adjacent to the main road along the foot of the hill.
In the price of municipal land that is sold to investors, a "landscape percentage" is included for parks. This will guarantee that the landscaping of the river banks (L1), the urban square between Resega and stallion (L2) and the network of pedestrian routes (L3) can be realized.
 
Residential development area:
This area has a medium density equal to a 4-storey residential zone. The building height is limited to 20 meters. The design of the buildings along the river has to be closely related to the landscape architecture. This could be achieved through a masterplan (Gestaltungsplan).
